A newly purchased beach property acquired by a client included an existing elevated house with an open garage on ground level and no visual connection to the beach. The commission required a remodel that bordered on the demolition of the existing structure, yet given the client’s investment and market limitations, it was decided to remain. Structurally the house presented great challenges as it had a concrete post and beam in the first level and concrete block walls system in the second level bearing the weight of a deteriorated concrete slab. Both floors only connected through an exterior anonymous stair.
